Welcome to our spacious, pet-friendly 1960s home tucked away on 5.5 private acres - just mins from two of the most popular towns in the Sullivan Catskills: Roscoe and Livingston. This bright 4 bed/3 ½ bath home works great for a couple or a crowd with plenty of indoor and outdoor space to gather or spread out. There’s a dreamy (and VERY well-stocked) kitchen. Two living rooms are perfect for leisure or work-from-home needs, and the home is stocked for visiting families. Deluxe 6-person hot tub!

Your Property

The home is spread across two levels, which makes it great for groups without feeling too large for a couple!

>Upper Level

The large open living space has an extra-large (and extra-comfy!) sofa, a dining table for 8, and a seriously well-stocked chef's kitchen. We always have great coffee plus a variety of ways to brew it - and tea drinkers won't be left out either. A tv and record player (which is also a bluetooth speaker) give you entertainment options when you're not playing games, chatting, etc.

The large primary suite has a bathroom with a king-sized bed w/luxury mattress, lovely en suite with large walk-in shower, sliding glass doors out to a private part of the deck, plenty of closet space, and a dedicated workspace. The other bedroom on this floor has a queen-sized bed and tiny toilet room. A second full bathroom accessible from the hallway gives you lots of space to spread out and get ready!

>Lower Level

A cozier space with wooden paneling, the lower level has a small sofa that can be your cozy perch to pull down the screen and use the projector for movie nights, as well as games and books in a mid-century shelving unit in front of a table for four.

One queen-sized bedroom and one bedroom with two twin beds share a full bathroom with shower here.

>Outside Space

A huge wrap-around deck is probably where you'll spend much of your time when visiting this home. There's a very fancy 6-person hot tub (which we keep sparkling clean), as well as plenty of space and furniture for dining - and a Weber gas grill - and lounging. A pool table sits under the deck for a little gaming al fresco! The deck is surrounded by woods, with mountain views in winter.

There's also a large yard with a firepit, as well as a small path to an overlook to a creek where you can sit and listen to the rushing water.

>Wellness

In addition to the hot tub and being surrounded by nature, we have exercise/yoga mats, resistence bands, meditation cards, hiking/walking recommendations, and other little things to help you relax and feel great on your trip!

>Dog and Child Friendly!

We've tried to equip the home as well as possible for visiting families, and you can request a Pack n' Play and high chair in addition to the toys, games, and other child-friendly items in the home. We love hosting dogs as well, although there is a $50 fee per pet to help us keep this perfectly clean for future guests.

We can be in touch as much or as little as you'd like! We're always happy to help with your local recommendations so don't hesitate to ask (although we also try and keep our guidebook up to date and as extensive as possible...this is a fun part of our job!)
