A little bridge over a babbling brook leads to a large clearing with a pond and firepit surrounded by woods—a true invitation to relax in nature. The comfortable living room with games and a tv is perfect for rainy days, and the large deck with grill or eat-in kitchen/dining room give you options to gather around a meal or coffee. Explore the River Towns like Barryville, Narrowsburg, and Callicoon – or get on the Delaware River by kayak or tube just a few mins away. The Sullivan Catskills awaits!

Your Property

THE HOUSE

This single-story property has a cozy vibe that we try and foster with vintage and local art, lots of blankets and books, and everything you need for a comfortable stay. If you ever need anything else or recommendations, we’re a text message away. We are very dog friendly for well-behaved pups!

>Two king bedrooms with extra comfy beds, closets and blackout shades.

>A third bedroom with twin bed + desk (great for kids or remote work)

>We love nice products so you’ll have Brooklinen bedding, Public Goods shampoo/conditioner/body wash plus local products to top them off

>Two full bathrooms off the hallway, one with a bathtub and two vanities, make it easy to all get ready at once

>Big kitchen and eat-in dining area with backyard views. And, yes, we stock that kitchen with all the basic items you need to get cooking.

>Obviously we also have a great coffee and tea station with an Oxo brewer and pourover carafe. The coffee is a special blend Upstate Curious has made with local roaster 2Queens and the tea is from Hudson Valley based Harney and Sons.

>A large deck is set up with a Weber grill and dining table to cook and hang outside. All grill utensils are ready to go.

>The cozy living room has a pellet stove + Apple TV + lots of games and puzzles if you want a digital detox

>Fast WiFi + dedicated workspace if you need to open you laptop occasionally!

>We’re happy to provide a crib and high chair for traveling families.

OUTDOOR LIVING

This backyard is kind of everything. You’ll find:

>A wooden footbridge over a gently running brook

>A private pond in a grassy clearing ringed with trees

>A fire pit + hammock

>Lots of space to sprawl, wander, or just sit and listen to the water

LOCATION, LOCATION, LOCATION

Pondview is in Sullivan County, just 1 hour 44 minutes from the George Washington Bridge. It’s peaceful and private, but close to some of the best spots in the Catskills aka the “River Towns”.

We have more info in our guidebook but trust us that you’ll have PLENTY to do for nature, food, and small town shopping within an easy drive from the house. And those drives are always beautiful (the Hawk’s Nest Highway is actually so beautiful that people come with their classic cars just to take that drive!).

Guest Access

Self check-in with lockbox. There’s driveway parking for 2-4 cars (you have to park behind each other for more than 2 cars but it’s easy!)

Interaction with Guests

We can be in touch as much or as little as you’d like! We’re always happy to help with your local recommendations so don’t hesitate to ask (although we also try and keep our guidebook up to date and as extensive as possible…this is a fun part of our job!)

Other Details to Note

>We’re new owners of this property and the lack of reviews reflects that transfer BUT you can check out the reviews on our other properties – and the property will be rented at a discounted rate until we build it up again here 💪 This always has been a 5-star Airbnb and we’ll make sure to keep it that way!

>I’m the head of one of the biggest real estate teams in the Hudson Valley and Catskills, The Upstate Curious Team at Compass, and we’d be happy to help you look for a place while you’re here…or just talk to you about your own upstate dreams. Find us @upstatecurious on IG.

>Lawn folks and plow people (depending on the time of year) don’t always let us know in advance when they are coming but we’ll stay in touch with you as much as possible if it snows or the grass is growing 😉

>The sounds from the brook are very relaxing 🐸
